After hours answering service for property management: the 2 am maintenance call

What it does not do: promise a repair time you have not approved, discuss a lease dispute, accept a legal notice, or tell a caller anything about another tenant. Those stay with your team, and the service is written that way from day one.
How does it stay within Fair Housing rules on leasing calls?

Section 3604 of the Fair Housing Act makes it unlawful to make any statement "with respect to the sale or rental of a dwelling that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin," and, in subsection (d), to represent to anyone on those grounds "that any dwelling is not available for inspection, sale, or rental when such dwelling is in fact so available."
So the leasing script is written once, reviewed by you, and used for every caller: availability from your current list, your published screening criteria, and a showing offered to anyone who asks. It never describes a unit or a neighborhood as right for a particular kind of person, and questions about accommodations go to your team. This is a plain-language reading of the statute, not legal advice.
