What is an AI leasing assistant, and which one fits your properties?
An AI leasing assistant answers rental prospects by phone, text, email and website chat at any hour, answers their questions about units, books tours on your leasing calendar and follows up until they apply or stop replying. The main platforms, AppFolio, EliseAI, Entrata, Funnel and Zuma, sell it by quote or per unit, and none publishes a dollar price. They are built for operators already on their property management systems. Smaller managers and landlords often need the same first reply and booked tour without a platform change. Below: what it does on a lead, the five platforms in their own words, what it costs, the Fair Housing rule it must follow, and how to choose.

What does an AI leasing assistant do on a lead?
It does the first-hour work a leasing agent would do if they were never on a tour, at lunch or asleep. The inquiry can come from a listing site, your website, a text or a call; the assistant answers in the same channel, keeps the thread when the prospect switches from text to phone, and writes what it learned to your CRM or guest card.

How much does an AI leasing assistant cost?
None of the five publishes a dollar price. Zuma prices per unit per month on 30-day terms and offers 30 days free; AppFolio, EliseAI, Entrata and Funnel price by quote after a demo, and AppFolio's pricing page lists a minimum spend and a 50-unit minimum for its Core plan. In practice that means the platform leasing assistants are sized for portfolios already on those systems. Is a leasing chatbot the same as an AI leasing assistant?
Not quite. A leasing chatbot, apartment chatbot or property management chatbot usually lives on the website and answers there. An AI leasing assistant covers every channel a prospect uses, including phone calls and texts, and keeps one conversation across them. AppFolio describes the goal as a renter who "never has to repeat themselves." If most of your leads call or text, a website chatbot alone will miss them; check that any tool you choose answers the phone too.
What must an AI leasing assistant never say?
Anything that treats prospects differently. Section 3604 of the Fair Housing Act makes it unlawful to make any statement "with respect to the sale or rental of a dwelling that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin," and to represent to anyone on those grounds "that any dwelling is not available for inspection, sale, or rental when such dwelling is in fact so available." For an AI, that means the same availability answers and the same questions for everyone, no description of a unit or neighborhood as right for a kind of person, and accommodation requests handed to a person. Entrata's page says renters "often mistake ELI for a real person"; consider saying up front that the assistant is AI. This is a plain-language reading, not legal advice.
